Selling your home

If you are a 100% owner or share owner living at Loftus and you want to sell you will need to make sure that you inform Pobl of your intentions as we will need to provide consent to the sale.
Your Transfer document or lease agreement will hold information regarding covenants or restrictions which detail your responsibility as an owner living at Loftus. These conditions include;
- Consent to any alteration to the front of your home
- Payment of the estate charge
- Keeping your front garden neat and tidy
As a part of the process Pobl will need an opportunity to explain the scheme and obtain information so that we can set up a new estate charge account for the incoming resident. It is important that you contact Pobl once you have agreed a sale and provide the new purchasers information. Please refer your solicitor to My Loftus website in particular the resource and estate maintenance section.
Pobl will not provide consent if the estate charge account is in arrears. Any breaches may result in Pobl withholding the certificate of compliance which will prevent your purchaser registering the property at the Land Registry. Providing there has not been any breaches of the lease or transfer document the certificate of compliance will be issued after completion.
What information do Pobl need?
- Solicitors details
- Information regarding the new owner
- Deed of Covenant completed by the purchasers solicitors
Your solicitor will be responsible for ensuring that they comply with the terms of the lease or transfer document and issue the appropriate notices on completion.
